Loan Programs
The Right Loan for Your Situation
Conventional
The most common purchase loan for buyers with solid credit. Low down payment options available, no upfront mortgage insurance premium, and a range of fixed and adjustable rate terms.
FHA
Insured by the Federal Housing Administration. Designed for buyers with lower credit scores or limited savings, with more flexible qualifying guidelines than conventional loans.
VA
Available to eligible veterans, active-duty service members, and surviving spouses. No private mortgage insurance required, and rates that are generally among the most favorable of any government-backed purchase program.
Jumbo
For loan amounts above conforming limits ($806,500 in most counties). Ideal for buyers in higher-cost markets like Scottsdale or Chicago's North Shore, with competitive rates for well-qualified borrowers.
USDA
Backed by the U.S. Department of Agriculture for eligible rural and suburban properties. Government-set rates with monthly mortgage insurance that is typically lower than comparable FHA loans.
